I dove deep into seller financing and note investing. I bought, managed, and optimized performing notes. I saw what was possible when you own the paper—not just the property. I structured creative seller-financed deals on my own flips. Eventually, I launched a specialized Mortgage Note Investment Fund, sourcing, buying, and managing note portfolios across multiple markets.

It worked. In one portfolio, we earned a 112% ROI—without tenants, repairs, or market drama.
